Senior Project Manager

JOB DUTIES AND RESPONSIBILITIES:

  • Supervises a group of project managers;
  • Contributes to the project by providing technical inputs from conceptual phase to the construction phase of the project;
  • Continuously studies processes to improve project and construction productivity;
  • Monitors and reports to AVP – Engineering the status of all on-going projects;
  • Identifies potential risks of the projects and recommends solutions;

Property Consultant

JOB DUTIES AND RESPONSIBILITIES:
·         Maintains books of accounts and other related accounting documents and records;
·         Records transactions in the books of original entry, subsidiary ledgers, and general ledger in a timely manner;
·         Prepares monthly trial balance, financial statements, related reports and account schedules and submits reports on a timely basis;
·         Prepares and submits budget performance report and budget variance analysis schedules. Provides explanation to the Board, if necessary;
·         Prepares monthly bank reconciliation schedule;
·         Prepares reconciliation and subsidiary ledgers and general ledgers;
·         Processes payments to suppliers, contractors and other payables, and schedules such as payments;
·         Assists the PM in the preparation of the annual property budget.
·         Reviews and coordinates the work of Admin Asst. in the following:

  • Preparation of billing and monitoring of accounts receivables.
  • Collection of accounts (OR issuance) and depositing.
  • Preparation of purchase orders and issuance of supplies.

·         Handles and coordinates government requirements such as covering registration of books, securing permits and licenses and filing of returns;
·         Provides and coordinates requirements for the annual external audit report;
·         Accomplishes the accounting control and compliance checklist on a monthly basis and discusses status with PM and Corp. Deputy Controller;
·         Prepares and submits weekly PM’s Financial Report.
·         Coordinates with Corp. Deputy Controller on problems or concerns regarding property accounting, reports and/or internal control;
·         Conducts physical inventories of supplies, fixed asset and prepares corresponding book reconciliation;
·         Assists the PM in implementing activities such as security gate pass, key control, supplies requisition, insurance compliance, expense control;

JOB QUALIFICATIONS:

Treasury Supervisor

JOB DUTIES AND RESPONSIBILITIES:
DAILY

  • Coordinates and supervises the work performance of treasury staffs to ensure standards and deadlines are met.
  • Ensures efficient and effective work flow of treasury operations;
  • Checks accuracy of daily printed receipts submitted by the Treasury Staff;

WEEKLY

  • Prepares and submits weekly Consolidated Treasury Monitoring Report.

MONTHLY

Property Manager

JOB DUTIES AND RESPONSIBILITIES:
Administrative Functions
·         Establishes and maintains a uniform operational and financial reporting procedure on a monthly, quarterly and annual basis;
·         Prepares annual operating and capital expense budgets, cash flow and management accounting reports;
·         Assists owners, when requested, in relation to the administration of insurance for the project or property;
·         Assists owners in the analysis and comparison of actual and budgeted expenses for the project including extra-ordinary or unbudgeted items, irregularities and other relevant aspects of financial management;
·         Reports to and advice owner or the Condominium Corporation generally and from time to time of the performance of the project as an investment and on the general policy which the owner of the condominium corporation should follow with respect to the project having regard to developments in property market value;
·         Appoints, with the prior approval of the owner or the Condominium Corporation, and controls consultants, advisers and contractors as maybe necessary for the proper and effective management of the project;
·         Collects dues and other assessments and takes necessary measures to ensure the prompt payment and minimize delinquencies.
Financial Functions
·         Maintains proper records of all transactions and reports to the owner or the condominium corporation, in clear and uniform procedures on a daily, monthly, quarterly and annual basis. These reports include but not limited to:

  • Daily cash positions
  • Monthly Cash Positions
  • Monthly Financial Reports
  • Monthly Variance Reports with comments on financial highlights.
  • Statement of Capital Expenditures

Security and Safety
·         Ensures that the safety and security aspect of the project is maintained at all times by designing and implementing a security, safety and emergency management plan for the project.
 
JOB QUALIFICATIONS:
·         Licensed Mechanical/Electrical Engineer with property management background;
·         Must have at least 7 years experience in property management, 2 years of which is in a managerial capacity;
·         Previous experience in managing a large complex/facility covering the common areas would be an advantage;

Receptionist

JOB DUTIES AND RESPONSIBILITIES:

  • Sees to it that the lobby/office premises are checked properly at the start of the day’s work;
  • Ensures that residents’ and guest’s requests are acted upon immediately;
  • Handles residents and guest items, mails, parcels and packages according to prescribed procedure;
  • Monitors all visitors for the day and their arrival and departure time;
  • Ensures smooth and effective flow of operation at the lobby throughout the day;

Senior Lawyer

JOB DUTIES AND RESPONSIBILITIES:
Litigation

  • Attends to all cases pending or filed by/against the company
  • Monitors case status and makes periodic report of the same to CAD Head;
  • Prepares pleadings, papers and/or documents necessary related to pending cases
  • Appears in court proceedings/hearings, or other proceedings where company/subsidiary needs legal representation;For cases handled by external counsels, closely coordinates with and monitor external counsel/s and secure status updates regularly

Reviews and monitors all project contracts from Engineering Department;
Review and legal assessment of assigned contracts, draft, agreements, and other legal documents;
Documentation (CTBS and DOAS)
Cancellation Process

  • Prepares/facilitates the cancellation and forfeiture proceedings in relation to the cancelled sales accounts, including the drafting of the cancellation Notices, Waivers and Quitclaims, and such other papers and/or documents necessary for said cancellation and forfeiture;

Project Registration and Monitoring

  • Licensing and project registration concerns (LTS/COR, DP, ECC, etc.)
  • Processing of applications with HLURB

·         Closely monitors and determines real estate industry trends that will positively impact the productivity and profitability of the broker network group;
·         Reviews research on real estate trends and transform into agent and broker deliveries;
·         Assess the understanding and usage of brand tools, systems and resources and develop and execute strategies to increase usage and enhance brand value;
