Unit Maintenance Man

JOB DUTIES AND RESPONSIBILITIES:

  • Coordinates daily work assignment of personnel under his supervision to ensure efficient  and economical implementation of maintenance and other work schedules;
  • Trains and orients his subordinates in the proper maintenance and work ideas and use of tools in accordance with good engineering and safety practices;
  • Maintains all electrical machines, equipment, fixtures and auxiliaries in good operating conditions at all times;
  • Coordinates with maintenance coordinator and other section supervisors on work requiring additional skills to ensure continuous flow of work;
  • Maintains accurate record of all work performed;
  • Trains maintenance staff under his supervision;
  • Accounts for time and manpower requirements and requisition;
  • Conducts training for his/her staff;
  • Sees to it that the property’s house rules and regulations are adhered to at all times and if necessary sees to it that commendations and disciplinary action notices are issued following established policies;
  • Performs related duties and responsibilities as may be assigned from time to time.

JOB QUALIFICATIONS:

  • A graduate of Electrical or Mechanical Engineer;
  • Must have at least 6 years experience in maintenance works preferably with High Rise Buildings;
  • Diligent, hardworking, pro-active with good supervisory and interpersonal skills;
  • Computer proficient

 
 
 

Housekeeping

JOB DUTIES AND RESPONSIBILITIES:

  • Reports daily to the housekeeping office in complete uniform, picks up clean rags, rubbish bags, section slips and sign out at the key control logbook for the unit keys;
  • Makes sure that the housekeeping attendant’s cart is properly supplied  and brings it to the designated area, ensuring that its is always maintained clean and orderly;
  • Cleans floor corridors, service areas and backstairs, linen closets;
  • Performs required services in units assigned for his shift in accordance with standard procedures;
  • Cleans all check-out rooms in order of priority;
  • Performs some pick-up cleaning in vacant units;
  • Reports immediately emergencies such as overflowing toilets burnt out lights, etc. to Housekeeping Office/Supervisor;
  • Reports to immediate supervisor fixtures and other items that need repair and maintenance;
  • Reports any illness, accidents, befalling unit owners, irregularities to supervisor or to the Housekeeping office;
  • Reports to supervisor unfinished assigned units for endorsement to the next shift;
  • Makes sure that linen closet and housekeeping attendants service areas are kept locked when not in use;
  • Turns in all soiled rags, consumables, unit keys at the housekeeping office before signing out;
  • Performs related duties and responsibilities as may be assigned from time to time.

JOB QUALIFICATIONS:

  • A Bachelor's Degree holder in any business-related course;
  • With at least 1 year housekeeping management experience in a hotel and/or resort environment;
  • Displays a high standard of excellence in the overall daily housekeeping operations;
  • Must be result oriented and customer service oriented;

Mechanical Engineer

JOB DUTIES AND RESPONSIBILITIES:

  • Assists the Project Engineers in the supervision of the assigned project/s;
  • Monitors and assures that project is constructed in accordance with the Mechanical Engineering norms and its contract requirements;
  • Coordinates with the Consultants, Specialty Contractors, Mechanical and Plumbing Designers on all matters pertaining thereto;
  • In-charge for the supervision of all Mechanical and plumbing activities including Elevator works;
  • Prepares billing certifications or endorsements;
  • Evaluates and prepares change orders or claims for approval;
  • Prepares and monitors owner supplied materials requirements;
  • Supervises/witnesses testing activities based on code requirements;
  • Commissions and turns over Mechanical, Plumbing, Sanitary and Fire Protection including Elevator systems to building managers;
  • Performs related duties and responsibilities as may be assigned from time to time.

 
JOB QUALIFICATIONS:

  • Licensed Mechanical Engineer;
  • With at least 5 years experience in construction and supervision of Mechanical/Plumbing and Elevator systems of high-rise buildings;
  • Knowledgeable in interpretation of Building plans and Mechanical, Plumbing and Elevator details;
  • Familiar with Mechanical/Plumbing/Elevator Codes and Safety requirements;
  • With good oral and written communication skills, assertive, resourceful and a team player;
  • Computer literate
Electrical Engineer

JOB DUTIES AND RESPONSIBILITIES

  • Assists the Project Engineers in the supervision of the assigned project/s;
  • Monitors and assures that Electrical Layout is done in accordance with the Electrical Code (PEC, NEC), its contract documents and safety requirements;
  • Coordinates with the Electrical and Auxiliary Contractors and the Electrical Designer on all requirements and materials approval;
  • Prepares billing certifications or endorsements;
  • Evaluates and prepares change orders or claims for approval;
  • Prepares and monitors owner supplied materials requirements;
  • Directly responsible in the supervision of all testing and other Electrical activities;
  • Commission and turn over Electrical and Auxiliary systems to building managers;
  • Monitors all construction permits necessary to operate the project;
  • Performs related duties and responsibilities as may be assigned from time to time.

JOB QUALIFICATIONS:

  • Licensed Electrical Engineer;
  • With at least 5 years experience in Building Electrical layout and construction of high-rise buildings;
  • Knowledgeable in interpretation of Electrical plans and details;

Plumber

JOB DUTIES AND RESPONSIBILITIES:

  • Reports for duty in accordance with the assigned and approved schedule;
  • Prepares list of materials required for repair works to be undertaken by him;
  • Follows the daily work schedule according to operating conditions and availability of materials;
  • Repairs plumbing fixtures, water piping system drainage and facilities of the units;
  • Coordinates closely with other personnel of their section for an efficient and closely coordinated work;
  • Submits and maintains daily report to his immediate superior regarding complaints and operating conditions of equipment under his trade;
  • Observes good housekeeping practices at all times;
  • Installs piping and fixtures;
  • Reports to his supervisor any plumbing defects or unsafe areas in their work jurisdiction;

Eletrician

JOB DUTIES AND RESPONSIBILITIES:

  • Conducts inspection of all electrical installation and equipment of the property;
  • Troubleshoots electrical defects;
  • Checks electrical panels, breakers, lighting and power equipment on a regular basis;
  • Handles preventive and routine maintenance;
  • Initiates requisition for materials and supplies needed for to conduct his job;
  • Maintains good condition of all tools and equipment under his care;

JOB DUTIES AND RESPONSIBILITIES:

  • Provides assistance in closing of monthly/quarterly/annual financial reports;

JOB DUTIES AND RESPONSIBILITIES:

Company Driver

PRINCIPAL FUNCTIONS AND RESPONSIBILITIES

  • Operates assigned vehicle in a safe and courteous manner.  Maintains defensive driving.
  • Ensures safe and timely transport of company staff, clients, associates and/or equipment.  Assists passengers, including handicapped, in and out of the vehicle.
  • Ensures that company vehicles are always clean and presentable.   Monitors its operating condition and refers to Admin. all service maintenance or repair work necessary.  Reports any damages, malfunctions or accidents immediately to the guard on duty for recording and to the Admin. personnel for proper action.
  • Maintains good behavior and decorum at all times.
  • Submits Vehicle Condition Checklist twice a week to Admin. for proper monitoring of the vehicle’s condition.  Provides a regular inventory list of all tools assigned to his vehicle.
  • Maintains accurate and up-to-date records on trips, incident/accident reports, vehicle condition reports and other records that are requested by the Management.
  • Coordinates the schedule for major or periodic vehicle maintenance with management and staff to minimize service interruptions.
