Monarch Parksuites Construction Update for 2018
For this quarter, all units at Windsor Place Tower 1 are turned over to TOD already.. On the other hand for Balmoral Place, turnover of units is already at 93.33% complete already and still ongoing close-out of punchlist for the remaining units. For Phase 2, substantial completion for Windsor Suites is up to 7th floor and for Balmoral Suites substantial completion is up to 7th floor. All commercial spaces have been completely turned-over, and several of these commercial tenants are already operational.
For the amenity areas, the Billiard Room and Reading Room are both accepted by property management already while the Gourmet Room, Karaoke Rooms 1 & 1a, and Kid’s Playroom are all ready for acceptance. The Function Rooms are also being set-up with furniture prior to hand over. On the other hand the Steam Rooms are still being completed and rectified. For the outdoor amenity, the swimming pools and deck were both initially accepted for inspection and punchlist. Other outdoor amenities such as Playground, Exercise Area, Hedge Maze, Sitting Area, Lawns, and Barbeque Deck are all completed already with minor punchlists for the green areas. The jogging track and trellis along the amenity pathwalk are both being completed as well after major works were completed to avoid damage on the jogging tracks.
For the Parking Areas, the GF Commercial Parking Spaces are all turned over already while the GF Residential Parking is being cleared out for painting and then for turnover.
